Overview

Broxbourne Borough Council has produced a draft Residential Design and Amenity Supplementary Planning Guidance for public consultation.

The SPG provides guidance to assist those intending to submit applications related to residential development, including both developers seeking permission for new dwellings and householders seeking alterations to existing development.

The guidance includes extensive illustrated examples of the types of proposals that are likely to win approval and those that are not.

Specific topics covered in the guidance are:

  • General design principles –how to design new residential dwellings, and changes to existing residential dwellings to fit in amongst surrounding dwellings, as well as guidance on how to protect the amenity of neighbouring residents.
  • New residential development  –internal space standards (the gross internal floor area of a home) and private amenity space standards (how big gardens and garages should be).
  • Alterations to existing dwellings –garage conversions, annexes, outbuildings, and driveways.

Comments are welcomed from householders and others with an interest in the document. All responses received before the deadline will be taken into consideration, and a consultation report will be published upon finalisation of the SPG. The SPG will not form statutory guidance but it will be a material consideration in the determination of planning applications.
